In construction litigation, Mr. Daley represents owners, general contractors, subcontractors, and design professionals in matters involving construction defects, delay claims, payment disputes, mechanic’s liens, and breaches of contract. He works with clients to structure and negotiate contracts that help minimize risk and support successful project execution. When disputes arise, Patrick provides practical, responsive counsel aimed at resolving issues efficiently. He also advises construction companies in an outside general counsel capacity, including contract development and employment-related matters.
Mr. Daley's real estate practice includes a wide range of commercial and residential disputes, such as title and boundary issues, landlord-tenant conflicts, partition actions, quiet title claims, easements, latent defects, and disputes arising from real estate transactions. While he seeks to resolve matters outside of litigation when possible, he has successfully represented clients in both bench and jury trials across Maryland.
In estates and trusts litigation, Mr. Daley represents beneficiaries, trustees, and personal representatives in contested probate proceedings, including will contests, trust disputes, and fiduciary breach claims. He approaches these matters with sensitivity and discretion, while maintaining a clear focus on achieving effective outcomes.
Mr. Daley is known for his thorough preparation and clear communication, and for delivering practical, cost-conscious solutions. His approach is informed in part by his clerkship with the Honorable Paul F. Harris, Jr. of the Circuit Court for Anne Arundel County, Maryland, where he gained valuable insight into judicial decision-making and effective litigation strategy.
